Deposits for assured shorthold tenancies must by law be protected with a government-approved scheme. We hold the deposit safely for the whole tenancy and return it at the end, unless there are agreed deductions for damage or unpaid rent.
A holding deposit (capped at one week rent) reserves the property while references and the tenancy agreement are completed. It is credited towards your first rent payment, or refunded if the landlord withdraws — it can only be retained in limited circumstances set by the Tenant Fees Act.
Every prospective tenant goes through identity verification and referencing: right to rent, credit and affordability checks, and previous landlord references where applicable. The agent managing the listing guides both sides through each step.
