1. Acceptance of these Terms

By accessing or using rentflow.london (the "Platform") in any way — browsing, registering, publishing, enquiring, messaging or paying — you agree to be bound by these Terms of Service ("Terms"). If you do not accept them, you must not use the Platform. These Terms apply to visitors, tenants, buyers and agents (vendors) alike.

2. What Rent Flow is — and is not

Rent Flow operates a marketplace where verified agents publish property listings and where tenants and buyers contact them and pay through the Platform. Rent Flow is not a party to any tenancy, sale, letting or other agreement between users; it does not act as letting or managing agent for individual listings; it gives no warranty as to any property, listing, counterparty or outcome beyond the verification steps expressly described on the Platform. Relations between tenants, buyers and agents are governed exclusively by their own agreements, to which Rent Flow is a stranger.

3. Accounts

You must provide accurate and complete information, keep your credentials confidential, and maintain a single account per person or business. Accounts are personal and non-transferable. Rent Flow may refuse a registration, request additional verification at any time, suspend an account pending checks, or close an account, at its sole discretion, where necessary or useful to protect the Platform, its users or its reputation.

4. Agent trust deposit

• Every agent must pay a one-off trust deposit of 500 GBP before publishing any listing. The amount is fixed: it cannot be reduced, waived, discounted or cancelled.
• After the payment, verification is performed manually by an operator of the Rent Flow team. Publishing unlocks exclusively after this manual verification. Rent Flow may decline a verification and refund the deposit at its sole discretion.
• Once verification has been completed, the deposit is non-refundable for the entire life of the agent account. It is returned only in the cases expressly provided by these Terms (for example, at Rent Flow's discretion, where an account is closed in good standing and no investigation is pending).
• Payment of the trust deposit does not create any right to publish: listings remain subject to review, and publishing may be suspended or revoked if an agent breaches these Terms.
• The trust deposit exists to keep the marketplace accountable: it prevents agents from registering, publishing and disappearing. Rent Flow may use the deposit to cover amounts the agent owes to the Platform.

5. Listings and content

Agents are solely and fully responsible for the accuracy, legality, completeness and currency of their listings — including prices, deposits, availability, photographs and descriptions. Listings must describe real properties on real terms and must comply with all applicable legislation, including consumer protection and anti-discrimination rules. Rent Flow may edit, reject, hide, demote or remove any listing, and may require corrections, at any time and at its sole discretion, without liability and without obligation to justify.

6. Prohibited conduct

• Publishing false, misleading, discriminatory or unlawful content, or content relating to properties you are not entitled to advertise.
• Circumventing the Platform — moving payments or communications off-site in order to evade verification, safeguards or fees.
• Impersonating any person or business, or misrepresenting your relationship with a property.
• Scraping, harvesting, reverse engineering, load-testing, interfering with, or attempting to gain unauthorised access to the Platform or its systems.
• Any use of the Platform that is unlawful, fraudulent, defamatory, harassing or harmful in any way.

7. Verification, suspension and restriction

Rent Flow verifies agents before they publish and may re-verify at any time. Rent Flow may, at its sole discretion and to the extent permitted by law: suspend or block an agent from publishing; restrict or block any account from sending messages; require additional verification; hold or reverse payments connected to suspicious activity; and close accounts that breach these Terms. Restrictions may be lifted at Rent Flow's discretion.

8. Payments

Payments on the Platform — trust deposits, tenancy deposits, holding deposits, rent-related payments and other amounts — are processed as described at checkout through our payment processor. Card data never reaches our systems. Amounts displayed on a listing are set by the agent and must comply with applicable law. Where a payment is held, released or reversed in connection with verification, dispute or suspected abuse, Rent Flow's decision is final to the extent permitted by law.

9. Fees

Publishing requires the trust deposit described in clause 4. Rent Flow may introduce, modify or remove fees, for agents or for users, at any time; material changes will be published on the Platform before they take effect. Continued use after a change constitutes acceptance.

10. Availability and changes to the Platform

The Platform is provided "as is" and "as available". We may add, modify, suspend or discontinue any feature, listing or account at any time. We do not guarantee uninterrupted or error-free operation, and we may perform maintenance with or without notice.

11. Intellectual property

All rights in the Platform — software, design, texts, graphics, logos and databases — belong to Rent Flow or its licensors. Agents retain the rights in their own listings, and grant Rent Flow a worldwide, royalty-free licence to host, reproduce, adapt and display those listings for the sole purpose of operating and promoting the marketplace.

12. Limitation of liability

To the maximum extent permitted by law, Rent Flow accepts no liability for indirect or consequential loss, loss of profit, loss of opportunity, loss of data, or any loss arising from listings, communications, tenancies, sales or other agreements between users. Rent Flow's total aggregate liability arising from or connected to your use of the Platform is limited to the amounts you actually paid to Rent Flow through the Platform in the twelve months preceding the event giving rise to the claim. Nothing in these Terms limits liability that cannot be limited by law.

13. Indemnity

You agree to indemnify and hold harmless Rent Flow, its operators and its personnel against any claim, demand, loss, cost or expense (including reasonable legal fees) arising from your content, your conduct, your breach of these Terms or your infringement of any third-party right.

14. Termination

You may stop using the Platform at any time. Rent Flow may suspend or terminate access, in whole or in part, at any time and at its sole discretion, including for breach of these Terms, for verification purposes, or to protect the Platform and its users. Clauses intended to survive termination (including limitation of liability, indemnity and intellectual property) shall survive.

15. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute, without affecting mandatory consumer protections or the right of consumers to bring proceedings in their country of residence where the law so provides.
